By booking with The Proper Group, you agree to the following terms and conditions. A rental agreement must be signed upon confirmation.
Age & Identification: Primary guest must be at least 25 years old and provide a valid photo ID at check-in.
Payment & Credit Card Policy: A valid credit card (VISA, MasterCard, American Express, or Discover) is required for booking. Any damages, excessive cleaning fees, or policy violations will be charged to the card on file.
Travel Insurance: Highly recommended for unforeseen events, including weather disruptions.
Chargebacks & Refunds: Guests waive the right to dispute charges without first contacting management. Refunds are only granted per the cancellation policy.
Cancellation & Refund Policy: Any cancellations made within the cancellation period for the property you choose will be a 95% refund. No refunds for cancellations within the cancellation period prior check-in. No refunds for force majeure events unless a mandatory evacuation order is issued. Your signed reservation agreement will have the specific cancellation clause for your property.
Check-in & Check-out: Check-in is at 4:00 PM, and check-out is at 10:00 AM. Guests must follow departure procedures, including trash disposal and locking all doors. Excessive cleaning will result in additional charges. VIP Members check for early check-in and check-out options.
Occupancy & Guests: Maximum occupancy limits apply. Unauthorized guests or exceeding occupancy limits may result in eviction and additional fees.
Noise & Parties: Quiet hours are from 10:00 PM to 8:00 AM. No parties, DJs, or loud music. Noise monitoring devices are installed, and violations may result in immediate eviction.
Parking: No more than the number of cars specified for that property allowed on the property. No street parking or speeding.
Smoking & Prohibited Substances: Smoking is permitted outdoors only in designated areas. Zero tolerance for narcotics.
Cleaning & House Rules: Guests must follow all house rules, including proper trash disposal and maintaining the property. Additional cleaning fees may apply if excessive cleaning is required.
Marketing and Communications Permissions: Your email will be used to send periodic newsletters, promotions, and other information relating to marketing and communications. At any time, you may unsubscribe from these communications using the link at the bottom of emails or contact us directly.
Disclaimer: The Renter agrees that The Proper Group shall not be liable to Renter, Renter’s guests, invitees, or any other person for any injury, loss, or damage to any person or property on or about the rental premises. Renter shall hold The Proper Group and the owner of the Property harmless and indemnified from and against all loss or damage occasioned by use, misuse, or abuse of any part of or fixture on the premises, surrounding areas, and from or against any omission, neglect, or default of the Renter, his/her guests, or invitees. The Renter acknowledges The Proper Group is acting solely in the capacity of Agent for the property owner and assumes no liability thereunder.
